Each person signing below acknowledges and agrees that they have sought the services of R2R, LLC “doing business as” RentToRetirement
(hereinafter “R2R”). R2R assists and coaches individuals interested in investing in real estate rental properties with realizing their objectives.
By accepting the services of R2R, you hereby acknowledge and agree with the following:

DISCLAIMER, RELEASE & DISCLOSURE STATEMENT
1. NO AGENCY: Although one or more principals of R2R is/are licensed real estate broker, for services rendered in this capacity, R2R is not acting as a real estate broker or agent, appraiser, contractor, surveyor, title insurer, nor is R2R a mortgage broker. Nothing in the advice or services of R2R shall be interpreted or construed as providing any real estate, legal, financial, tax, or other professional advice, nor shall any action by R2R create any agency, partnership, joint venture, or any fiduciary or special relationship between you and R2R. R2R’s purpose in this transaction is merely to introduce you to opportunities in real estate for a fee. In the event you are presented with any real estate investment opportunity, you are solely responsible for conducting appropriate due diligence and/or retaining appropriate professionals to assist you in the transaction as R2R does not provide any assistance on any particular real estate investment. 

 

2. INTRODUCTION TO THIRD PARTIES: From time to time, R2R may introduce you to other third party contacts in the real estate industry (a “Referral”) who may assist you in realizing your real estate investment goals. This may include, but not limited to lenders, insurance agents, attorneys, certified public accountants, real estate agents, financial advisors, title companies, independent property inspectors, property management companies, contractors, turnkey sellers, or individual sellers of specific properties. The exact seller of each property is explicitly stated in the purchase agreement, and will be construed on the final closing documents. The fact R2R has made a Referral does not obligate you in any way to accept that Referral. R2R is an independent company and shall not be construed to be an agent, employee, principal, or affiliated in any way with any third party Referral, nor does R2R have any authority to make any statement or bind any third party Referral in any way or assume any responsibility for the acts or omissions of any third party Referral. You understand that R2R may receive compensation from these or other third parties for making Referral, but otherwise R2R is not an agent, employee or affiliate of the third party referral company. However, you understand and acknowledge that the mere fact R2R has made a Referral for you to a third party does not constitute an endorsement or recommendation of that third party, nor is R2R making any representations, expressed or implied, that the third party Referral is suitable for your investment goals. You are strongly advised to conduct appropriate and independent due diligence relating to any third party Referral, any statements made by them to you, any individuals or professionals introduced by any third party Referral, and/or any real estate investment offered or introduced by the third Party Referral. You agree to release, indemnify, and hold R2R and any of its principals, agents, or employees harmless from any and all liabilities arising from your relationship with any third party Referral, or in any transaction you undertake arising from R2R’s services. 

 

3. DUE DILIGENCE: You understand and acknowledge that any investment is not guaranteed and involves risks of loss, including potential loss of principal. All statements made by R2R to you are expressions of opinion only and no statement made by R2R shall be interpreted as constituting a representation or guarantee of investment results. Any data presented to you is to be considered only an estimate of potential results based on current available data. In no way is any marketing material, calculations, pro formas, tax information, loan calculations, insurance quote, anticipated market value of any property, cash flow analysis, appreciation projection, property operating expense or operating income deemed to be accurate or guaranteed. These are simply estimates provided for a very general and initial evaluation of any investment property. You understand and agree that you are solely responsible for independently verifying any advice or recommendations from R2R or any third party Referral with appropriate real estate, legal, financial, or tax professionals, and you are solely responsible for conducting appropriate due diligence with respect to any real estate transaction, or any third party introduced to you by R2R. R2R does not provide any advice or recommendations on any specific real estate investment and strongly encourages you to thoroughly review and independently verify any information, data, values, disclosures, or representations made to you from any third party relating to any real estate investment, and/or to seek and obtain the independent advice and counsel of third party professionals such as real estate agents, attorneys, financial advisors or certified public accountants relating to any investment decisions. You agree to release, indemnify, and hold R2R and any of its principals, agents, or employees harmless from any and all liabilities arising from any real estate investment you choose to make. R2R does not engage in the sale of any security offering. R2R does not own, participate, manage, control, or operate in any of the real estate opportunities they present to you as those are performed by unaffiliated third parties. 

 

4. ASSUMPTION OF RISK: You fully understand that real estate investing is inherently a risky investment where you could potentially lose some or all of your money. There are many influencing factors that affect the overall performance of a real estate investment to include, but not limited to, market conditions, natural disasters, vacancy, tenant related issues, maintenance requirements to maintain condition of home, unforeseen repairs to homes, etc. By signing below you agree that you are fully aware of the risks associated with real estate investing, and you will not hold R2R or any of R2R’s affiliates liable for any of your losses from any investment you make.
